October 2012 Market Stats for Charlotte, NC Real Estate

I love the fall season in the South!  All the wonderful color changes in the foilage, upcoming Holidays and of course, cooler weather!  My only regret is that I may not be able to travel the Blue Ridge Parkway this year, as anticipated.  Why?  Well.....the real estate market has been on a steady uptick and my workload is much heavier than the past few years.  All in all, I'll take the market change and look forward to traveling during the winter months. :)

Here is an aerial view of the Charlotte Housing Market (Septemeber 2012 stats):  Closed transactions are up 14%, Pending transactions are up 36% and average sale prices are up nearly 5%!  Check  out this market report ... October 2012- On the Move

August 2012 Home Sales for Charlotte, NC

For the most part, the Real Estate market in Charlotte has been gradually improving over the last year.  I guess time will tell if the Feds promise to improve unemployment will pan out:  Fed Acts to Fix Jobs Market  Unemployment must decline before we see a full recovery.

In the immediate Charlotte market, Closed Units are up 27% while Closed Sales Prices have increased nearly 4% (from 2011 to 2012).  The concerning stat is that Pending Sales are down 33%.  The issue I am running into with my Buyer clients is a lack of quality inventory that is available. Homes that are priced right and are Move-In ready go under contract quickly and sometimes with multiple offers!  Market Stats:  September 2012- On the Move

Marvin Ridge Schools of Excellence

It's the end of the school year and now we set back and hope that we can give our kids a nice vacation from the long school year. 
I can reflect back 7 years ago when my wife convinced me that we should buy our home in the Marvin Ridge School District ... in Marvin which is just over the Mecklenburg County line.  Well .... 7 years later and I can tell you it was a great decision.  Low tax rate and Schools of excellence tend to be a big draw (go figure, huh?). 
My oldest son has 3 years left at Rea View Elementary before he attends Marvin Middle School.  I can't imagine what it will be like but I'm confident that these schools of Excellence will prepare him for college!

It's that time again for everyone to see what's shaking in the Charlotte, NC Real Estate Market.  It's been a tough grind over the past 3 years but the tide is shifting and I'm seeing more and more multiple offers on properties.  Rent rates are increasing which is driving more buyers into the plunge of a home purchase.  We will see how this pans out over the next few months but for the time being....the market is VERY Solid!  May 2012 Newsletter

800 Summer Camps for Charlotte, NC

It's that time of year again for working parents.  We have to start thinking about what camps are the best fit for our children.  We have decided to enroll our oldest son in the YMCA summer camp at Bryant Farms Road near Ballantyne.  We usually keep him in the Rea View Elementary summer camp but felt he/we needed a little "mix up" this year.  Trust me ... he is excited for a new adventure. 
To the point:  Every year the Charlotte Observer is considerate enough to compile the list of camp options and all you have to do is fill out a submission form.  I want to make sure this list is made public through my blog, sooooooo......here you go!  Charlotte Summer Camps

Charlotte Real Estate Statistics

I'm a day late and a dollar short with this newsletter showing the most recent RE stats for the Charlotte Market ... March 2012 Newsletter

The market has been solid lately and from what I'm seeing, there are more buyers than quality listings.  It has been a while since I've seen and heard of so many multiple offers.  Sellers in Charlotte, listen up:  If you are waiting for the right time to list, do it now!  Not sure if this is just a spike or if it's a sign of things to come.  What I can say is that I have mature listings going under contract....crazy stuff and it's only getting stronger!

Top Places to Live in North Carolina

Check out this Yahoo article listing the top Places to Live in North Carolina ... click here.  I'd be lying if I said it did not make me feel good that my wife and I chose Marvin when we moved to NC 7 years ago (Marvin is #1)!  As well, our bordering town, Weddington, came in #2!  Top rated school districts and quality of living is what gives these 2 townships top billing.

 Congratulations to Charlotte for having the top 3 cities in this poll (Davidson came in #3)!!

Charlotte Metro shows Increase in Population

December 2011 Market Stats for Charlotte, NC

Although the Charlotte slowed a bit during December of 2011, we have to take it with a grain of salt as all the same...our market is moving in the right direction.  Inventory levels for December '11 are down over previous years and pending sales/closed transactions are up.  Lot's of positive news with new businesses relocating to the Queen city has most certainly played a significant role in our ever improving market.  January 2012 Newsletter (ubrnd)
